There’s a lot to buying a home. There’s no perfect home. Home inspectors will tell you that even brand new houses have their issues. If you know the right questions to ask before you even buy a home, you’ll be armed with a knowledge that you wouldn’t otherwise have. There are some very revealing questions that you can ask sellers to help you get some insight into a property. These questions can usually also be answered by your home inspector when you get to the inspection process.  


Have You Had Water Damage Or Pipe Issues?


Water damage is a big deal. It can hide mold and other damage. There’s also a big issue if the pipes in a home have previously burst, or caused water damage on their own. Especially in cold climates, water damage and burst pipes can be common if the piping has not been properly insulated.


The Age Of The Roof


If the roof on a home has been recently replaced, that’s a huge bonus to buying the home. Roofing typically lasts about 25 years until it needs to be replaced. If a roof is getting close to the end of its lifespan, you can ask for a rebate or be wary that repairs will need to be made in the near future. 


Pests


If a home has had any kind of significant pest infestation, then you’ll want to know about it and be sure that it has been resolved. There could be some underlying conditions within the home itself that have made the pest infestation possible. Whether there’s some unaddressed holes, rotting wood, or hidden leaks, they’ll need to be taken care of so that an infestation doesn’t reoccur. 


Paranormal Activity


This may sound strange but some people will run out of their homes as fast as they can if they see a ghost or something else. “Haunted houses” are a particularly difficult sell. This includes homes with:


  • Ghost sightings
  • Murders
  • Suicides
  • Unusual deaths
  • Drug labs


Many states require that these problems and conditions be revealed in a disclosure statement. Other states do not legally require this. Check local laws to find out more about paranormal activity disclosures.

Some other great questions to ask when you’re in the process of buying a home are:


  • Will your car fit in the garage?
  • How much are the utility costs?
  • Who are the utility companies?
  • Does the home have a sewer or a septic tank?
  • Are there any warranties left on items in the home?


Asking these questions not only helps you as you move into a new home, but it helps you to get a better understanding of what types of insurance you need to put on your home. If you need to add a few extra pieces to the policy to protect yourself due to any information that you learn, you’ll feel safer.

When you are buying a home the costs really add up and you may start thinking about where you can save money. One question that many buyers ask is do I need a home inspection? Most often the answer to the question is yes! A home inspection is an objective examination of the home and its systems. The inspection covers the entire house from the roof to the foundation. A home inspection will cover the home's foundation, basement, structural components, roof, attic, insulation, walls, ceilings, floors windows and doors. It will also examine the heating system, air conditioning, plumbing, and electrical systems. Because a home is often the largest single investment you will ever make it is important to know as much as you can about the home before you buy it. A home inspection will help you identify any needed repairs as well as what is needed to regularly maintain the home. The home inspection will help you proceed with the purchase with confidence. When choosing a home inspector cost shouldn't be your first consideration. Look for the inspector's qualifications, experience, training and compliance with state regulations. Remember, that no house is perfect. There are bound to be issues with almost any home use the information to decide if the house is right for you.

You can't see it. You can't smell it. You can't taste it. But the U.S. Environmental Protection Agency (US EPA) reports 1 in 3 homes have potentially dangerous levels of radon. The Surgeon General's Office estimates that as many as 20,000 lung cancer deaths are caused each year by radon. Radon is a cancer-causing radioactive gas and is the second leading cause of lung cancer. If you are having a home inspection or you have lived in your home for a long time the US EPA, Surgeon General, American Lung Association, American Medical Association and National Safety Council all recommend you test for radon. Your home inspector can test for radon, or you can purchase a do-it-yourself test. If you have a well you will also want to make sure to test the water for radon. If your home has high concentrations of radon (over 4 pCi/L) you can mitigate the radon. You can find a list of certified radon mitigators here.

Before you sign the papers to purchase your home, you will want to get one important thing done: a home inspection. This essential task will not only give you insight into the potential problems a home has, it was also give you the ability to renegotiate based on what is found. Knowing what to expect is the first step. A home inspection should include the condition of the roof, attic, walls, ceilings floors, windows and doors, the heating and cooling system, plumbing and electrical systems, the foundation and basement. All these areas of inspection as done only if accessible. For example: if the roof is covered with snow, an inspector will look at what they can, but the snow may obstruct the view. The cost of an inspection can vary depending on your location. Getting a variety of prices from different licensed inspectors can help you find the best deal in the area. While the cost may make you want to skip out on an inspection (with all the money you are spending to by the house, one more cost can feel enormous), not getting one can really hurt your wallet later on. Major structural issues, leaks, and toxins can cost big bucks to fix. A multi page detailed report will be created based on the inspection, including recommendations. This should be reviewed carefully to estimate the amount of work that will be involved in maintaining and/or fixing the house. While that roof the report mentioned isn't leaking today, if the inspector mentioned that it may need to be replaced soon, figure it will. Then of course, there are more immediate areas that may need attention, that you will have to plan on addressing right away. Finally, if there are major issues with the house, you can negotiate this into your offer. All offers should be made contingent on the inspection, so that once the inspection is done, the offer can change. So if that roof is already starting to leak, you can bring down the offer price to be able to put money towards a new roof right away. No matter if you are buying a year old home, or one from 1950, a home inspection is a must when making an offer. Skipping the inspection will only increase the risk of damage to your finances down the road. Better safe than sorry!

At your home inspection you notice the windows look dirty and hazy, they even have water droplets inside the panes. The seals are broken. You immediately think you will need new windows or do you? What you see is a failed or broken window seal. Window seals usually fail due to age, the typical window seal will last around 10 - 15 years. Other reasons a window seal may fail are:

  • Pressure changes caused from hot and cold weather
  • Building settlement
  • Movement from opening and closing
  • Objects hitting the window
  • Pressure washing
  • Deteriorating frameworks
If you can't stand the look of the hazy windows and decide to replace them make sure to find a company that offers a good warranty plan, look for a 10-20 year warranty.
