Although it was originally published in 1944, the song has been resurfacing for years on television, in movies, and music recordings.

"Accentuating the positive and eliminating the negative" may seem like basic, old-fashioned advice, but when homeowners follow it, they increase their chances of selling their home faster and for the highest possible price.

Although your real estate agent will provide a ton of helpful advice on how to present your house in its best light, there are dozens of things you can start doing now to improve its marketability, curb appeal, and the positive response you get from real estate agents and buyers.

  • Avoid or minimize any aspect of your home and property that gives the impression of neglect. That could include anything from peeling paint and cracked windows to overgrown bushes and weedy yards. Weeds growing out of cracks in walkways, driveways, and concrete flooring often looks the worst -- but weeds, in general, always detract from the appearance of a home for sale.
  • Reduce or eliminate anything that might create a feeling of "unpleasantness" in the minds of prospects. In other words, if there's anything about your home that might cause buyers to cringe, frown, gasp, crinkle their nose (in displeasure) or shake their heads, then you probably need to take corrective action -- and fast!   • Speaking of "harsh versus eye-pleasing," your home's lighting is another important thing to scrutinize when looking for cost-effective ways to increase the attractiveness, appeal, and marketability of your home.
As you're searching for ways to accentuate the positive and eliminate the negative, try to view your home from the perspective of someone who's just seeing it for the first time. In all probability, your real estate agent will be enormously helpful in that respect, and immediately begin looking for ways to effectively stage your home. There are many different ways to upgrade and create the perfect outdoor space. You can upgrade what you already have by adding simple things to it, you can accessorize, or you can overhaul the entire area by starting from scratch. Itís always a good idea to take these three approaches and use a mix of the strategies.    

Go For Durable

Sometimes many different types of patio furniture end up being a little stuffy and high maintenance. While these sets can be beautiful, they may not be practical to suit your needs. If you live in an area where you need to put away your furniture for the fall and winter season because you donít have use of the outdoors, plan accordingly with the type of outdoor accessories that you buy.

Have you heard a lot about HUD homes, but arenít sure if you should buy one or what the process entails?  HUD stands for The Department Of Housing And Urban Development. The FHA (Federal Housing Administration) is a part of HUD. The FHA is where federal mortgage insurance comes from. If a home is foreclosed on and insured by the FHA, the lender has a right to file a claim for the balance due on the mortgage. The FHA will pay this claim, and then transfer the ownership of the property to the HUD who will sell the home.

Will A HUD Home Provide A Price Break? 

The answer to this question is not necessarily. A HUD home is appraised just like any other home for sale. The price is based on the fair market value of the home. The prices may be adjusted according to any repairs that need to be made to the home. Itís a good idea to have your realtor look into comparable prices for HUD homes, as these properties arenít guaranteed to be a deal.

Know that HUD homes are sold as-is. There isnít much negotiating like that of a typical home purchase. As the new owner, youíll be responsible for all of the repairs. Itís a good idea to invest in a home inspection before you buy a HUD home for this reason. Youíll have a better understanding of what youíre getting into with this type of home purchase. 

How Do You Begin The Search For A HUD Home?

Housing and Urban Development homes are listed by state on the departmentís website. This is a good place to start your search. The site also lists brokers who are approved by the HUD. You can then contact local brokers to show you the HUD properties that youíre interested in.

The Process Of Making An Offer

Buying a HUD property can be very different than buying any other type of home in that the offer process is a bit different. These properties are sold through bids. You must hire a licensed real estate agent to assist you in this process, you canít just put a bid in on your own. Youíll need to be sure that your offer is placed during the designated offer period. Either the highest bid is accepted or the bid that came in first in order will be taken. Generally, the HUD wants to take the offer that will get them the most profit.

Careful With Financing

The HUD does not finance homes. Youíll need to apply for a mortgage just as you would in buying any other home. Before you can even make an offer on a home you must have approved financing. If for some reason you get through the process of having your offer accepted on the home and the financing falls through, thereís a chance that you could lose your earnest money deposit.

Moving is tough for many reasons, from bidding on a house to packing up all your possessions stress is bound to happen. However, for children, it can be more stressful. Change can be harder for them to deal with and they can feel lost in the bustle of the move. There are a few things you can do for your child to ensure that the moving process goes smoothly for both them and you: Model behavior - Project a positive attitude about moving will demonstrate to your child that this is a positive event for them to look forward to, children pick up on the behavior of the adults in their lives and signaling to them that is a time they can anticipate with excitement with your behavior about moving can go a long way. Have conversations - Take the time to talk with your child about moving and what they can expect about a month before the move date. Be open to their thoughts and feelings and give them some space to feel upset. Explain the moving process to them in a simple way that they can understand, perhaps with a story played out with their toys. Ensure to not only tell them what will change but also what will stay the same. The more they know what to expect of the days leading up to and after the move the more comfortable they will feel with the process. Get them involved - If possible include them in the house hunting process by showing them pictures of the new house. If you are moving to a new town or state show them pictures of the school they will attend and the nearby parks. If it is nearby, explore the new neighborhood together and make visits to the new house a few times before moving day. Keep things similar - If your child doesn't deal well with change try to keep the same furniture and arrange in a similar layout as their old room. Prioritize having your child's room in order before the rest of the house so that they have their own space to feel comfortable in the new house right away. Unpacking their favorite toys or blankets first can help them feel more at home. Sticking to the same routines where possible is also ideal. On the other hand - Allowing your child to pick out new furniture and paint colors for their new room can help them get excited about the new move and give them some control amidst so many changes. Making friends - Practice with your child how to introduce themselves to other children. Get involved with the new community and allow your child to signup for any activities that interest them. Arrange times for phone calls or to write letters to friends and family from your old neighborhood so they feel in touch with those they care for. While moving can be a stressful time for the whole family, it can have a large impact on a child. Making time for conversations and including them in the process can not only help them feel more at ease with the moving process but also deepen your relationship with your child as you go through this life event together.
